SmithsonHill proposals – EIA Scoping Report – February 2017
SmithsonHill wishes to share the EIA Scoping report submitted to SCDC (South Cambridge District Council) on Thursday 2nd February 2017.
The purpose of the scoping report is as follows: –
SmithsonHill is developing proposals for a park for AgriTech on land east of the A1301 and south of the A505 at Hinxton in South Cambridgeshire. The scheme will also include provision of a bus / cycle interchange on land west of the A1301 and north of the A505 to the east of Whittlesford parkway station.
It is intended that an application for outline planning permission may be submitted later this year. The proposed development falls within schedule 2 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2011 (as amended) (hereafter the EIA Regulations) and SmithsonHill considers that the location, scale and nature of the development proposals may lead to potential significant effects on the environment. The proposed development is therefore considered to be an environmental impact assessment (EIA) development, as defined by the EIA Regulations, and the planning application will be accompanied by an environmental statement (ES) prepared in accordance with these regulations.
SmithsonHill therefore submits this report as a request to South Cambridgeshire District Council (SCDC) for an EIA scoping opinion under the EIA Regulations.
The report will be available on the South Cambridge district Council website in due course, but as part of our community engagement we are making the report also available on the SmithsonHill website.
